What's Your Home Worth?
A home’s value is what a buyer will pay for it this season, on this block.
Home values in 60657
Lake View and Roscoe Village, Chicago.
Last twelve months of recorded sales. Public record through September 2026, not MLS. How this is counted. Recorded sales from the Cook County Assessor’s open data, matched to the county’s record of each home’s bedrooms, baths and square feet. A sale between family members, at a token price, or of a parking space is left out by the county’s own filters. Two-flats and larger are not counted as homes here. A median needs five sales in twelve months, or eight in twenty-four. Fewer sales than that, and there is no median to show.

How Is a Valuation Performed?
Comparative Market Analysis
A Comparative Market Analysis is how an agent prices a home. Jessica pulls the three to five most similar homes that sold near yours in recent months: the same block where she can, the same type, close in size and age. Each one is adjusted for what is different, a finished basement, a parking space, a 2019 kitchen against a 1999 one. The adjusted prices bracket what your home would sell for in this market, not last spring’s.
What she brings from management consulting and real estate private equity is the discipline: every adjustment is a number with a reason, written down, so you can see the case for the price and argue with it.
An appraisal
An appraisal is an independent opinion from a licensed appraiser, usually ordered by the lender and paid for by the homeowner, often up to $500. The appraiser walks the home inside and out, measures it, and compares it with recent sales nearby. Lenders rely on it for a purchase or a refinance; a seller rarely needs one before listing.
Why Is a Valuation Important?
Refinancing
Lenders lend against value. The more equity the number shows, the better the terms you are offered.
Home improvements
Know where you sit on the block before you spend. The top of the neighborhood is a hard place to add value.
Borrowing against it
A home equity line needs equity, usually 20% or more, and the lender will want a number it trusts.
Planning
What you could sell for and what you could borrow is how you answer a job offer, a school year, or a surprise.
Common Questions
What is a home valuation?
An estimate of what your home would sell for today. A lender uses one to size a loan; a seller uses one to set the price. Here you see what sold in your ZIP, and Jessica’s own analysis on request.
How is the value of my home calculated?
From location, size, age, condition and improvements, weighed against what comparable homes nearby sold for recently, then adjusted for the market right now: inventory, interest rates and how buyers are behaving this season.
How accurate is an online home valuation?
A starting point. Portal estimates miss a renovation, a corner lot, a view or a bad layout. For a number you can act on, ask for a Comparative Market Analysis, or an appraisal when a lender requires one.
