PRIVACY POLICY AND TERMS OF USE
Last Updated: September 30, 2026
Introduction
This website (the “Site”) offers information and services related to real estate (the “Services”) that Jessica Coulson, a licensed real estate broker with Compass, provides. We operate this Site and use a small number of third-party contractors to host it and deliver its messages (“Service Providers”).
This Privacy Policy and Terms of Use describes what information the Site collects, how we use it, and the choices you have. It applies to this Site only, not to other websites we link to or to the social media platforms where we maintain pages. If you have questions about any of it, contact us using the information in Section 11.
This Site does not set advertising or analytics cookies, does not load advertising pixels, and does not share your information with advertising platforms. If that ever changes, we will update this policy first and, where the law requires it, ask for your consent.
1. Personal Information We Collect
Information you give us. The Site’s forms (contact, home valuation, newsletter, property and neighborhood inquiries) ask for your name, email address, and, depending on the form, your phone number, a property address and ZIP code, the size and type of your home if you choose a comparison on a ZIP page, and a message. The ZIP code lookup and the comparison pages run without sending anything to us; nothing you type is collected unless you submit a form. Each form has a checkbox confirming that we may contact you by call, email, and text about real estate services. Nothing is collected from a form until you submit it.
Information collected automatically. Like every website, this Site’s hosting provider logs standard request data: IP address, browser type, the pages requested, and the time of the request. These logs are used to operate and secure the Site and are retained for a short period. The Site also uses a first-party, cookieless analytics service that counts page views and records the referring site, country or region, device type, and browser in aggregate. It does not identify you, set cookies, or follow you across other websites.
Cookies and similar technologies. The Site sets no cookies and stores nothing in your browser for tracking. It does not use web beacons, tracking pixels, session recording, or a chat feature.
Maps. Neighborhood pages display a map from OpenStreetMap. Loading the map sends a standard web request to OpenStreetMap’s servers, subject to the OpenStreetMap Foundation’s privacy policy.
Information from other sources. We do not purchase or enrich data about visitors to this Site. If you later become a client, we may receive information about you in the ordinary course of a real estate transaction, for example from you, from other parties to the transaction, or from public property records.
2. How We Use Your Personal Information
We use the information you submit to respond to your inquiry, provide the Services you asked for (such as a home valuation), and, where you have opted in, send you follow-up and marketing communications about real estate by phone, email, and text message. We keep a record of our communications with you, including in the client management tools our brokerage provides, so that we can serve you consistently. We may use aggregate, non-identifying data about how the Site is used to improve it.
We also use information as we believe necessary to comply with the law, respond to lawful requests, protect our rights and the rights of others, and prevent fraud or abuse of the Site.
3. Use of Artificial Intelligence
We may use AI tools to help draft content on the Site, such as neighborhood descriptions, and to help draft correspondence. A person reviews content before it is published and reviews substantive correspondence before it is sent. AI-assisted content may contain errors; verify anything important, including property facts and market conditions, before relying on it. We do not use AI to make any decision that produces a legal or similarly significant effect concerning you.
4. How We Share Your Personal Information
We do not sell your personal information, and we do not share it for targeted advertising. We share it only with:
Our Service Providers. The company that hosts the Site and the service that delivers form submissions to us by email and sends you a confirmation. They process your information only to provide those services.
Our brokerage. Compass, whose systems we use to manage client relationships and transactions, under its own privacy policy.
Professional advisors and legal process. Lawyers, accountants, and insurers where necessary, and government authorities or courts where we are required to respond to a lawful request.
A business transfer. If our practice is sold or transferred, your information may transfer with it, and we will require the recipient to honor this policy.
We never disclose your phone number or your consent to receive text messages to any third party for marketing purposes.
5. Privacy Choices and Opt-Outs
Text messages. Reply STOP to any text message from us to stop receiving them. Reply HELP for assistance.
Email. Use the unsubscribe link in any marketing email, or contact us using the information in Section 11.
Phone. Tell us during a call, or contact us, and we will stop calling.
Targeted advertising and sale of personal information. We do not engage in either, so there is nothing to opt out of. Because the Site sets no tracking cookies, a Global Privacy Control or Do Not Track signal from your browser requires no action from us; we do not read either signal.
Your privacy rights. Depending on where you live, you may have the right to know what personal information we hold about you, receive a copy of it, correct it, delete it, or object to or restrict certain uses of it. Sections 13, 14, and 15 describe the rights of residents of California, of other U.S. states, and of the European Economic Area, the United Kingdom, and Switzerland. To exercise any of these rights, contact us using the information in Section 11.
6. Data Retention
We keep contact information and communication records for as long as we have a relationship with you and for a reasonable period afterward, and transaction records for as long as the law and our brokerage require. When we grant a request to delete your personal information, we delete it from our systems and direct our Service Providers to do the same. We keep a minimal record that you made the request, so we can continue to honor it, unless you ask us to remove that record as well. Copies in backup systems are overwritten in the ordinary course of those systems’ rotation.
7. Third-Party Services
The Site links to websites and services operated by others, including social media platforms and OpenStreetMap. These links are not an endorsement, and we do not control or take responsibility for those sites or their privacy practices.
8. Security
We use technical and organizational safeguards appropriate to the information we hold, including encrypted connections to the Site and to our Service Providers. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.
9. Children
The Services are not intended for children under 18. If we learn we have collected personal information from a child under 18 without the consent of a parent or guardian as required by law, we will delete it. We do not knowingly sell or share the personal information of anyone under 16.
10. SMS Text Messaging Terms of Use
Use of text messaging. With your consent, we use text messages to respond to inquiries, confirm appointments, send reminders, and share updates about real estate services.
Unsubscribing. You can cancel at any time by texting STOP. We will send one message confirming that you have been unsubscribed, and you will receive no further texts from us. To join again, submit a form on the Site as you did the first time.
Assistance. Reply HELP for assistance, or contact us at jessica.coulson@compass.com.
Carriers, frequency, and rates. Carriers are not liable for delayed or undelivered messages. Message and data rates may apply. Message frequency varies. Contact your wireless provider with questions about your plan.
11. How to Contact Us
Email jessica.coulson@compass.com or write to: Jessica Coulson, Compass, 2350 North Lincoln Ave, 3rd Fl, Chicago, IL 60614.
12. Changes to this Privacy Policy and Terms of Use
We may modify this policy at any time. If we make material changes, we will update the date at the top and post the new version here. Where the law requires it, we will provide additional notice or obtain your consent. In particular, we will update this policy before adding any analytics cookies, advertising pixels, or other tracking to the Site.
13. Notice of Collection and Additional Rights for California Residents
If you are a California resident, the California Consumer Privacy Act, as amended by the California Privacy Rights Act (“CCPA”), gives you the following rights to the extent the CCPA applies to us.
Categories of personal information collected. In the preceding 12 months we may have collected: identifiers (name, email address, phone number, and IP address); personal information described in California Civil Code section 1798.80(e) (name, address, and telephone number); commercial information (a property address and your stated real estate interests); and internet activity limited to the aggregate, non-identifying analytics and server logs described in Section 1. We collect these from you directly and from your browser when you visit the Site. We use them for the purposes in Section 2 and disclose them to the recipients in Section 4. We do not collect sensitive personal information through the Site and do not use or disclose it for any purpose that would trigger the CCPA’s right to limit.
Requests to know, delete, and correct. You may request that we disclose the personal information we have collected about you and its sources, purposes, and recipients; that we delete it; or that we correct it. Submit a request by email or mail using the information in Section 11. We may ask for information to verify your identity and will use it only for that purpose. We will acknowledge your request within 10 business days and respond within 45 calendar days, extendable once by up to 45 days with notice. We do not charge for a request unless it is excessive or repetitive, in which case we will explain why before proceeding.
Authorized agents. You may designate an authorized agent to make a request on your behalf with your written permission; we may ask you to verify your identity directly with us.
Selling and sharing. We do not sell personal information and do not share it for cross-context behavioral advertising, as those terms are defined under the CCPA. We do not knowingly sell or share the personal information of consumers under 16.
Non-discrimination. We will not discriminate against you for exercising your California privacy rights.
14. Additional Rights for Residents of Other U.S. States
If you are a resident of a state with a comprehensive consumer privacy law, including Colorado, Connecticut, Virginia, Utah, Texas, Oregon, Montana, Florida, Delaware, Iowa, Nebraska, New Hampshire, New Jersey, Tennessee, Minnesota, Maryland, Indiana, Kentucky, or Rhode Island, you may have the right, subject to your state’s law, to confirm whether we process your personal information and access it; obtain a portable copy; correct inaccuracies; delete it; opt out of targeted advertising, sale, or profiling in furtherance of decisions that produce legal or similarly significant effects (we engage in none of these); and, where your state provides it, obtain a list of the third parties to whom we have disclosed your personal information. To exercise any of these rights, contact us using the information in Section 11.
Appeals. If we decline to act on your request, you may appeal by replying to our response or emailing jessica.coulson@compass.com with the subject line “Privacy Request Appeal.” We will respond in writing within the period your state’s law requires, generally 45 or 60 days, and explain our decision. If we deny your appeal, you may contact your state Attorney General.
15. Residents of the European Economic Area, the United Kingdom, and Switzerland
The Site is intended for people buying or selling real estate in the Chicago area. If you are located in the European Economic Area, the United Kingdom, or Switzerland, the following applies.
Controller. Jessica Coulson is the controller of the personal information described in this policy. Contact details are in Section 11.
Legal bases. We process your personal information on the basis of your consent, where you have opted in to communications; the performance of a contract or steps taken at your request before entering one, where you engage us in a real estate transaction; compliance with a legal obligation; and our legitimate interests in operating, securing, and improving the Site and responding to your inquiries, where those interests are not overridden by your rights.
Your rights. You have the right to request access to your personal information, its rectification, erasure, restriction, and portability; to object to processing based on legitimate interests, including direct marketing; and to withdraw consent at any time without affecting processing carried out before withdrawal. Contact us using the information in Section 11.
International transfers. We and our Service Providers are located in the United States, and your personal information will be processed there. Where we transfer personal information out of the European Economic Area, the United Kingdom, or Switzerland, we rely on appropriate safeguards, including the European Commission’s Standard Contractual Clauses and the UK International Data Transfer Addendum where applicable. You may request a copy of the safeguards by contacting us.
Supervisory authority. You have the right to lodge a complaint with the data protection authority in your country of residence, place of work, or the place of the alleged infringement. In the United Kingdom, that authority is the Information Commissioner’s Office.
16. Use of the Site
The information on the Site, including property details, neighborhood descriptions, market figures, and any valuation you request, is provided for general information and is not an offer, a guarantee, or legal, financial, or tax advice. Property information may come from third-party sources, including a multiple listing service, and may change or contain errors; verify anything material independently before acting on it. Content on the Site belongs to Jessica Coulson, Compass, or its licensors and may not be copied for commercial use without permission. Real estate brokerage services are provided by Jessica Coulson through Compass, a licensed real estate broker, and are subject to the disclaimers in the footer of every page.
